昨日、すんごいチラシが入ってきました。
ポストにドサッと投げ込まれる新築マンションのチラシです。
その中の一枚が目を引きました。
その名はデュオヒルズ札幌Mid(ミッド)。
チラシには「都心にお住いの方限定」と書かれています。
「限定」と言って、お客の心理をコッソリくすぐってきます。

マンションのコンセプトは
「自由に、敏感に、本能のままに。都心の日常が踊りだす」
ちょっとクサイですね。
でも、ビビッと来るキャッチコピーです。
ゴージャスなマンションのイラストのうえに
「NO LIMIT」
とデッカイ文字が光ります。
ココのマンションの魅力。
それは、なんたって立地。
素晴らしく良い場所。
まさに、またとない立地なのです。

地図は公式HPよりコピーさせていただきました。
国道36号線に面しています。
この道を真っ直ぐいくと千歳空港につながっています。
そして創成川をはさんで東側。
いま新しい店が並ぶ流行の発信地、いわゆる創成川イーストに位置しています。
きらびやかなネオンが光るあこがれの街、ススキノは目の前。
地下鉄駅すすきのからは徒歩4分。
ビジネスの中心地・大通りにも徒歩8分です。
新千歳空港への直通バスもこのあたりからでています。
これは本能のままに動く、私にぴったりの立地です。
ススキノには飲食店から雑貨、ギャンブル、風俗店まで、あらゆるジャンルの店が並んでいます。
ココに住んでいたら刺激満点で、当分ボケない気がしますね。
一生かかってもススキノのお店すべてを回りきることは出来ないでしょう。
まさにNo Limit。
ワシの老後の住まいは、このマンションに決めた！

チラシには魅力のクーポンが

チラシの左側に黄色い切り取り式のクーポンが付いています。
まるでホットペッパーみたいです。

「期間限定2000円分タクシーチケットプレゼント」

うちからこのマンションまでタクシーで2000円もしませんが、もらえるものは頂いてしまいましょう。
そのうえ、お食事券にギフトカードまでダブルでもらえるなんて、夢の様です。
キャンペーン総額は4000円。
公式HPには出ていないので、本当に「都心にお住いの方限定」キャンペーンみたいですよ。
手元にチラシがない方は「チラシ見た」と言って電話してから見学に行ったほうがよいでしょう。

マンションは竣工済

マンション公式HPの物件概要を見ると、建物は平成29年3月23日にすでに竣工済のようです。
いわゆる「完成済み物件」です。
プレビルドではありませんので、実際のお部屋を確かめて購入することが出来ます。
これを売れ残りと考えるか、安心と考えるかはアナタ次第。
売主のフージャースコーポレーションは東証一部上場の優良企業です。
決算短信を調べたところ、平成29年3月期決算は増収増益の予想です。
潰れそうなデベロッパーがケチって建てたマンションではなさそうだと思われます。
財務面では安心できる材料です。
施工を手がけたのは株式会社 中山組。
地場で歴史がある真面目なゼネコンです。
信用できそうな印象です。

残り物には福がある

公式発表では残り販売戸数はあと5戸。
デベロッパーはゼネコンに工事代金を払わなければならないので、はやく売り切ってしまいたいはずです。
販売センターに営業マンを貼り付けておいても人件費がかさむだけですから。
お値段は75平米で3,498万円〜。
一坪あたり153万円と比較的手頃な設定ですが、もしかすると今なら値段は交渉の余地があるかもしれません。
国道36号線に面した南向きのお部屋は冬でも暖かいはずですよ。
値段はともかく、立地としては買いたい物件です。
全国の皆様も北朝鮮の脅威迫る中、避難先としていかがでしょうか?

One of them drew my eye.
Its name is “duo Hills Sapporo Mid".
The flyer " direction limitation’re in the city center" have been written.
It tickles secretly the customers of psychology.

Apartment concept is
“freely, sensitive to, to instinct. Downtown everyday begins to dance."
It’s a little Qusay.
But, is the catch copy that comes with the scared.
“On top of gorgeous apartment illustrations NO LIMIT will light up huge character with".
Here apartment of charm.
It is, what we are wonderfully good location standing.

Longing of the city glittering neon glow, a 4-minute walk from Susukino Subway Station.
Is an 8-minute walk to the center O-dori, main street of the business.
Direct bus to New Chitose Airport also come in from around here.
Move to instinct, is the perfect location to me.
The Susukino goods from restaurants, gambling, until the sex shop is lined with shops of all kinds of genres.
In stimulation perfect score when I lived here, I will feel no blur the time being.
You will not be able to even if it takes a lifetime as possible around all shops of Susukino.
